We are meeting with Peabody about service charges on Tuesday 11th July at 6-7.30pm in the Pembury Community Centre. All residents are welcome to attend. The agenda is:
Agenda – Service Charges
- Service charges increases – costs, especially care taking and concierge costs, are much
higher but service has deteriorated, there is poorer cleaning across the estate, concierge not
taking parcels when used to (Atkins Square). How can leaseholders hold Peabody
accountable for the works that need to be undertaken? MyPeabody is good for showing the
repairs but not the progress of jobs, could the web team add an update function to the
portal? - Method of procurement for contracts, including controls/oversights of amounts charged in
contracts, and ensuring we are getting value for money on an ongoing basis - Apportionment schedule – how the service charges are apportioned to properties and the
legal aspect of serving them to tenants and leaseholders - Buildings insurance – how it is calculated, claims experience and the effects on premiums
- Sink Fund Total Figure- what is the current total held in the sinking fund for the whole of the
Pembury Estate? - Service Charge Capping – at what level is the service charge capped for social
tenants/shared owners? - Lack of efficiency from Peabody in dealing with repairs and complaints results in additional
cost to leaseholders through service charge (examples can be provided on request or
brought to the meeting) - AOB
a) Who pays for the fire alarm call outs in Atkins Square? If there are repeat call outs due to faulty alarms waiting to be fixed who pays for the call outs?
b) Please can Peabody provide the invoices for 2021/22 under Section 21 & 22 of the
Landlord and Tenant Act 1985.
